Every fire protection system has a clock running on it
NFPA 25 for water-based systems. NFPA 72 for fire alarm. Weekly, monthly, quarterly, annual, five-year — every system in every building carries its own overlapping schedule of required inspections, tests, and maintenance, and the adopted fire code makes the owner responsible for all of it, whether or not a vendor was hired to do the work.
Across a portfolio, that responsibility usually lives in a filing cabinet of vendor reports nobody reconciles. Deficiencies noted on page 6 of an inspection report go unrepaired for years — not because anyone decided to accept the risk, but because nobody was tracking that the finding existed. When a fire occurs, "the vendor never told us" is not a defense that has historically gone well.
